The Accredited Buyers Agent
What is a Buyers Agent?
A buyer's agent is an agent who works directly for the buyer. A recent change in the law allows the buyer of residential real estate to hire an agent to work for them. Interesting concept; you would have thought that this relationship already existed.

Do you need a buyer's agent?
Purchasing real estate is a complex and major transaction with many details to be handled. In the majority of cases the seller will be represented by an agent. Wouldn't you want to have complete and fair representation in your real estate transaction?

Accredited Buyers Representative (ABR)
When choosing a buyer's agent to represent you why not pick one of the best? Choose an agent with an Accredited Buyer Representative (ABR) designation. This designation is considered the benchmark of excellence in buyer representation. The National Association of Realtors awards the ABR designation to real estate practitioners who meets their specified educational and practical experience criteria.

Benefits
Being able to ask a buyers agent for advice and consultation provides peace of mind. Having a knowledgeable real estate person in your corner serves to assist you in setting the offering price and structuring other terms of the offer. A buyer's agent will be able to share information as he becomes aware of it. Examples include:

  • Whether the seller would accept a lower price
  • The seller's motivation for selling and their time table
  • How long the home has been on the market
  • Previous offers and counter offers for the property
  • Strengths and weaknesses of the property

If you want to make a smart buy, then you need an ABR as your buyer's agent. Whether you are a first time buyer, unfamiliar with the neighborhood, buying an investment property or relocating you will be best served by Ed Geist, ABR as your buyers agent.

The COST
What is intriguing for the buyer is that representation typically does not cost anything !! That is right - nothing ! The buyer agent's fee is typically developed from the commission paid by the seller. You receive a trained professional real estate agent to represent you, but at no direct cost.

The Result
If you want an agent to fully represent your best interests, help in evaluating a property, or to negotiate on your behalf to obtain the best price and terms then call Ed Geist, ABR to be your buyer's agent.
